Grosse Pointe City homes are taking longer to sell, while metro Detroit’s housing market has more sellers than buyers, according to September data from Redfin.

The city’s median sale price fell 7.7% year over year to about $600,000 over the three months ending in September, according to Redfin’s Grosse Pointe market page.

Median time on the market increased to 25 days, compared with 15 days a year earlier. The page reported 33 home sales in September, up from 21 during the same month last year.

Those figures describe Grosse Pointe City, rather than the five Grosse Pointe communities collectively.

Redfin rates the city’s housing market 65 out of 100, describing it as somewhat competitive. Its competitiveness summary says homes typically sell about 1% below list price, while the hottest listings can sell about 2% above asking and go pending in around eight days.

The broader Detroit market favors buyers under Redfin’s methodology. Sellers outnumbered buyers by 37.9% in September, with an estimated 7,102 sellers and 5,152 buyers, according to the company’s September report.

Redfin classifies markets with more than 10% more sellers than buyers as buyer’s markets. However, Detroit’s seller surplus narrowed from 46.5% in August. Detroit and St. Louis were the only two buyer’s markets in the report where that surplus declined month over month.

Separate estimates from Zillow show home values rising in three neighboring Grosse Pointe communities. As of Sept. 30, Zillow’s typical home value was:

  • Grosse Pointe Shores: $784,446, up 7.2% year over year.
  • Grosse Pointe Park: $508,808, up 2.6%.
  • Grosse Pointe Woods: $353,482, up 2.5%.

Zillow’s index estimates typical property values. It differs from Redfin’s median sale price, which reflects the homes that sold during a particular period.

Nationally, sellers outnumbered buyers by 62.6% in September, the largest gap in Redfin’s records dating to 2013. The company classified 41 of the 50 largest metropolitan areas as buyer’s markets.

“This is a buyer’s market born out of caution, not strength,” Redfin senior economist Asad Khan said in the report.

Redfin’s buyer and seller estimates are seasonally adjusted and subject to revision.
